The reasons for conducting an environmental assessment can vary. For an initial report, these reasons are typically legal requirements that mandate such an assessment during the startup phase of a new or significantly modified installation. Environmental Due Diligence (EDD), on the other hand, represents an investor’s proactive approach to evaluating the risks associated with a planned merger or acquisition (M&A).
We offer our services to business operators and investors interested in developing existing or new ventures.
An initial report is required when changes to an installation will involve the use, production, or release of substances that pose a risk, and there is potential for contamination of soil, land, or groundwater on the site. The goal is to establish the environmental condition before the planned activity begins (the “initial” state), so that during later stages of operation and deinstallation, it is possible to assess the extent to which the activity has contributed to the degradation of the area in question. An often overlooked aspect of preparing initial and final reports is that such documentation can serve as a form of insurance for the business, protecting it against unjust claims of environmental damage. Our services are tailored to the specific requirements and may include:
- Determining whether an initial report is necessary
- Comprehensive preparation of the initial report
Environmental Due Diligence (EDD) is essentially a comprehensive process aimed at assessing environmental conditions and associated risks identified for a specific property. This process can be conducted at the request of either the property owner or an investor interested in utilizing or purchasing the property. In practice, EDD can cover both “greenfield” properties and often more complex “brownfield” sites. The scope of the report is tailored individually to the client and typically includes:
- Assessment of the environmental vulnerability of the surrounding area
- Presence of protected areas
- Historical land use
- Evaluation of potential soil and water contamination
- Other identified environmental risks specific to the property
The LEMITOR Consulting Laboratory uses procedures outlined by ASTM standards for Environmental Due Diligence (EDD). In practice, our EDD services includes:
- Phase 1 Assessment- based on publicly available data (Environmental Site Assessment ESA Phase 1)
- Phase 2 Assessment-involving field investigations (Environmental Site Assessment ESA Phase 2)
Our practice of conducting EDD allows for the application of customized methodologies for report preparation. Therefore, in each case, we can develop an individualized approach tailored to the client’s expectations.
With many years of accumulated experience, the specialists at LEMITOR Consulting Laboratory ensure high-quality substantive work and efficient organization. Our services are comprehensive and may also include active involvement in the relevant administrative procedures.
